Located in Ozark, AL (36AL), Hidden Springs Air park is a private fly-in community, situated in the South-East corner of the state, between Dothan and Montgomery. It was developed on 92 acres of farmland and is comprised of 20 home sites each being 3+ acres and a 3,000-foot grass runway. A: Don’t think so, not without buying more land.
Q: Why is runway 16 right traffic?
A: It puts you over lumber company property and helps us fly neighborly.
Q: Does being located in the A 211 Alert Area hurt?
A: Not at all. There is a lot of low-level helicopter traffic during the week, but it is not an issue. After all Ft Rucker is the Home of Army Aviation and we love to hear the helicopters. Do not worry, even the low ones do not interfere with TV.
Q: Is water obtained by drilled well or public water system?
A: We all have wells. You can hit water at 200 feet but the best water is at about 400 feet.
Q: What kind of wildlife are found on nearby?
A: Mainly Deer, Squirrel, Rabbit, and Turkeys – which you may see grazing in your yard.
Q: Is the community gated?
A: Yes, but the gate at the entrance remains open.
Q: Where do we get our mail?
A: Since it is not feasible to have rural mailboxes next to road/taxiways (wing tip clearances) we have a Community Postal Center at the entrance.
Q: Do you have to own an aircraft to live at HSAP?
A: NO, owning an aircraft is not a requirement.
Q: Does the hangar & house have to be separate or can we construct a hangar as part of our house?
A: This is your choice, just so your plans meet the requirements within the protective covenants.
Q: Do you have to build a Hangar?
A: No, but who wants to live on an air park without a hangar?
Q: What does home construction cost per square foot in this area?
A: Construction cost differs with individual architectural designs, but according to the bankers asked, About $100 - $140 per square foot was a good average to work with for this area.
Q: How much are dues at Hidden Springs Air park?
A: Set by the Property Owners Association and we encourage property owners to help with some mowing to keep the dues at a minimum, dues are presently $12 per month.
Q: What utilities are at Hidden Springs Air park?
A: Our electrical power is supplied by Pea River Electric Company. Land-line telephone service is supplied by Century Tel. For the TV and Internet connections you can go with a satellite company or DSL provided by Century Tel.

A: No, however prior to installation of our water system each and every one of the tracts had to be soil pit tested to support individual septic systems and had to pass inspection with the Alabama State Health Department which issues approval for constructions.

A: We are still considering fuel on the field.
Q: Why are most of the tracts so large?
A: We wanted people to be able to have plenty of space. We could have cut them into smaller tracts, but that would take away from the whole. I guess most developers would have cut the tracts smaller, but the $$ factor is not the main object when it comes to growing a community of like-minded friends and neighbors.
Q: Can we come and visit next weekend?
A: Since we live here too, the answer is normally YES, however we do take a vacation every now-and-then. Be sure to call ahead.
